The Myrtle Beach area was once booming with oceanfront condos that were selling like hotcakes. Today, it is a very different story. With the new guidelines FHA and Fannie Mae have set (and are setting), it makes it very difficult to buy a condo if financing is involved. Several lenders will refer buyers to other companies because they won't even bother with the mess. Georgetown County, SC Impact Fee Credit

Have you read about the credit coming to certain develpors for impact fees?  While it is a positive that people are receiving credits back for the impact fee and the fee has actually gone down, the downside is the reasoning behind this credit: 

1) There are several developments that did not take place, thus a partial credit was issued to certain people who had paid the impact fee.  This leads me to question that if the impact fee had not been in place, would this have changed the outcome of the development not taking place?

Ahhh, Pawleys Island, a pleasent place to call home. The pace of life in Pawleys Island is definitely hard to get used to if you are from anywhere but here. Coming from a much larger city, one of the best things I found is the lack of danger & crime. The dangers of a large city compared to Pawleys Island are almost comical in a way. Pawleys Island Homes Sales Show An Increase in the 2nd Quarter 2010

 The Pawleys Island real estate market for the 2nd quarter in 2010 is showing an increase in both number of sales and price. 

In the 2nd quarter of 2010, the Pawleys Island Real Estate Market there was a total of 58 homes that sold.  The average price of homes also increased when compared to the 1st quarter of 2010.  The average price was $453,233.  One of the main reasons for such a great quarter was the federal incentives being offered.  Now that those federal incentives (1st time homebuyer tax credit,for example) are expired (or are soon expiring), predictions have been set forth that the 3rd quarter of 2010 will subside.

Pawleys Island Market Statistics Forecast March 2010

The forecast for the Pawleys Island Real Estate Market is coming up in sales, but somewhat down in price.  Taking a look at the sold properties in January and February of 2010, the consumer will see that the number of residential sales doubled.  On the other hand, the average volume of a sale came down from $369,975 in January 2010 to $366,433 in February 2010.  Currently the total number of pending (those properties with accepted contracts, but have not closed, due to close in March) sales for the single family residential real estate market in Pawleys Island has almost doubled from February. Really, Are There Good Deals On Oceanfront Condos In Myrtle Beach?

As I take a look at this question, I am reminded of what the prices were to own an "oceanfront" condo in Myrtle Beach back in 2006.  The market was booming just before the bubble burst and investors couldn't wait to get a piece of the Myrtle Beach Real Estate for sale back then.

First Time Home Buyer Tax Credit Information Updated February 2010

The first-time home buyers tax credit has now been available for quite some time.  If you are looking to take advantage of the tax credit, here are some items that you may not be aware of and some updates to the previous information provided.

  • In addition to the first time home buyer tax credit available, there is now a  $6,500 Move-Up/ Repeat Home Buyer Tax Credit, of which I will discuss further in a separate post.  The first time home buyer tax credit of up to $8,000 can be used on existing or new homes as long as the sale occurs between January 1, 2009 and April 30, 2010.  There are some limited exceptions to this date...

Real Estate Market Update For Pawleys Island October 2009

The real estate market trends in Pawleys Island shows signs of turning around.  When compared to 2008, the 3rd quarter of 2009 for the Pawleys Island area reflects an increase in the number of single family residential homes that sold.  However, the average price of a home that sold within Pawleys Island dropped signifcantly, by almost 50%.  When compared with the 2008 third quarter numbers, there was an increase of 15% in sales, but an average drop in the price of sold homes by about $335,539, making the average price of a home $363,000.  This is one of the many factors of the sheer volume of homes being sold that are short sales and foreclosures.  For the year of 2009, 33 percent of the...

Pawleys Island & Myrtle Beach Home Sales On The Rise

The home sales for Georgetown and Horry Counties are on the rise.  Finally, some good news.  The 1st quarter of 2009 showed little promise for Pawleys Island and Myrtle Beach, as closed real estate transactions were down considerably.

For Georgetown and Horry County, statistics for the month of April show that there are 444 residential transactions either closed or in pending status as of April 22nd.  This is 30% ow what the whole 1st Quarter of 2009!

Pawleys Island shows a 33% increase in the month of April when compared to the 1st quarter residential transactions closed.  In the first quarter 2009, there were a total of 17 closed residential transactions for the Pawleys Island area.  ...
