Pawleys Island Single Family Residential Property Statistics

These are the market statistics for Single Family Detached Residential properties for the 1st Quarter of 2013, ending  March 31, 2013. Analysis

  • The original asking price vs current asking price dropped by an average of 9.1%, a decrease of 3.2% from 4th Quarter of 2012.
  • The sold price vs current asking price dropped by an average of 8.8 - almost unchanged from last quarter, but increase by .04 %
  • The sold price vs original asking price dropped by an average of 14.1%, a decrease from the 4th Quarter%
  • When these statistics are averaged the asking (both original and current) dropped by an average of 13.72%
  • The average price per heated square foot sold was $160.47, up by 4.3%
  • The average price per total square foot (heated and unheated) $121.71, an increase of 2.3%
  • Three or 6.4% were bank owned properties, with the asking price vs sold price difference of 10.8%. Bank owned properties received 89.2% of asking price at time of sale, and 87.1% of original asking price. When these are factored together, an average price drop of 11.9% from asking vs. sold is calclulated. This figure is up by 3.6% from last quarter (4th quarter of 2012).
  • There were no HUD, Forclosed, or potential short sale properties sold during the 1st Quarter of 2013.
  • Two, or 4.3% were lender approved short sale properties, receiving an average of 87.2% of the original listing price.
